Project scope
The project scope involves a comprehensive commercial renovation of an empty 1970s relic, transforming it into a modernised, structurally sound hub for the local community. Driven by the vision of the developer toruhoa.co.nz/ and guided by blueprints from SMC Design Studio, the redevelopment utilises a highly sustainable “adaptive reuse” strategy to rebuild the commercial heart of Bishopdale without sending the original structure to a landfill.
The specific strengthening improvements included the following:
- Systematic stripping back, strengthening, and modernising of the existing building’s structural bones
- Execution of an adaptive reuse strategy to drastically reduce construction waste
- Subdivision of the 1,560m² footprint into five fit-for-purpose tenancies
- Recladding of the exterior with new windows and doors to increase natural light and establish a welcoming street presence
- Fit-out coordination for health and wellness tenants, including a state-of-the-art Snap Fitness and a modern Tend Medical Centre
- Creation of dedicated retail spaces (120m² units) and new upstairs office accommodations (180m²) to support local enterprise
- Close partnership with cm-nz.co.nz/ to provide independent quantity surveying, regular site audits, and rigorous financial oversight
- Project direction of all material, sub-trades, and key stakeholder groups through to the mid-2026 completion date
