If you’ve walked past the old Mitre 10 building at Bishopdale Village Mall over the last few years, you likely didn’t see much to get excited about. For a long time, this 1,560-square-metre relic from the 1970s was just a quiet, empty shell. But behind the construction fences, our team at Fitz Consulting is currently hard at work changing that narrative.
We are thrilled to be the boots on the ground delivering the comprehensive construction, structural strengthening, and repositioning works for this landmark site. We aren’t just renovating a building; we are physically rebuilding the commercial heart of the Bishopdale community.
The Art of Adaptive Reuse
In the construction industry, it is often easier to bring in the bulldozers, wipe the slate clean, and start from scratch. However, this project takes a smarter, far more sustainable route.
Working off the brilliant blueprints provided by SMC Design, our crews are undertaking an “adaptive reuse” approach. Instead of sending an entire building to the landfill, we are systematically stripping back, strengthening, and modernizing the existing bones of the 1970s structure. It requires meticulous structural engineering and precise execution on-site, but the result is a massive reduction in construction waste and a final product that honors the neighborhood’s history.
Crafting a Modern Community Hub
The vision for this site, driven by the developer Toru Hoa Ltd, is entirely focused on what the surrounding community actually needs today. When we eventually hand over the keys, this revitalized footprint will be split into five distinct, fit-for-purpose tenancies.
Our construction milestones are paving the way for a dynamic mix of local services, including:
- Health and Wellness: A brand new Snap Fitness gym to keep the neighborhood moving.
- Essential Healthcare: A modern, fully-equipped medical centre.
- Everyday Convenience: Dedicated retail and office accommodations to support local enterprise.
By housing these daily necessities under one structurally sound roof, the development will naturally drive foot traffic back to the area and boost the surrounding local businesses that have weathered the mall’s quieter years.
A Collaborative Job Site
A project with this level of technical complexity doesn’t happen in a vacuum—it requires absolute precision in planning, budgeting, and execution.
While our team handles the physical build, we are flanked by excellent partners like CM-NZ. They provide crucial independent quantity surveying and lender reporting. By conducting rigorous monthly site inspections and drawdown assessments, they ensure the math matches the momentum on site. This collaborative oversight keeps the project’s funding secure, the budget on track, and our construction timeline moving forward without a hitch.
Looking Forward to 2026
The energy on site is palpable, and the support from the locals who stop by our safety fencing to ask questions has been incredibly motivating for our crew. It’s clear that Burnside, Casebrook, and Bishopdale residents are ready for this space to come back to life.
We are on track to wrap up construction by mid-2026. Until then, our hard hats are on, and we look forward to delivering a robust, revitalized cornerstone for the Bishopdale community.
