Project scope

Glandovey Road was initially built in the 1940s and, over the course of 70 years, was renovated multiple times. We were engaged to repair the earthquake damage and reconfigure the home to include a 60m2 addition and bring the home up to the current building code.

The repair and strengthening required the following:

  • Releveling the building by fixing piles and adding foundation pads
  • New ring foundation
  • Removing and replacing roof, windows, cladding, and all interior linings
  • Engaging our interior designer for colour, furniture, and product selections 
  • Removing an entire area of the home to allow for a brand-new addition
  • Altering several 1st story bedrooms that had outdoor areas and making the bedrooms larger
  • Swapping WIR and ensuite in the master
  • Creating a “Mudroom” for storage and after-school wet area
  • Dismantling previous poor workmanship and rebuilding load-bearing walls and partition walls
  • Installing a ducted heat pump system throughout
  • Custom joinery throughout, new kitchen, media room, bedroom  built-ins, office and custom storage
  • Brand new: flooring, wallpaper, level 5 painting in several rooms, herringbone tile patterns throughout
  • Recladding with custom weatherboards, modular decking, custom awnings, landscape lighting, and custom gate, with exposed aggregate hard landscaping
  • Custom: fencing, data, and security hard landscaping

The conclusion

As a result of our efforts, the owners essentially have a new home that looks as good today as it did 5 years ago when we transformed from a dated 1990s home to what is currently found in many new homes in New Zealand. The clients remain good friends and welcome referrals to see the amazing transformation we created for them.
